INSPECTION
A home inspection is a professional, non-invasive visual evaluation of the accessible areas of a property—including single-family homes, condos, townhouses, manufactured homes, and multi-unit dwellings—performed for a fee. The purpose of the inspection is to identify and report visible defects or safety concerns in specific systems and components that the inspector considers significant.
Our inspections incorporate drone imagery for elevated roof views and infrared (thermal) scanning to help identify anomalies not visible to the naked eye.
This applies to both pre-listing inspections and new-construction evaluations. A standard home inspection typically includes the following:

Roof (e.g. primary roof materials (not underlayment & decking), flashing, vents, chimney(s), skylight(s), gutters.

Attic (insulation, ventilation, framing, and visible signs of leaks or damage.

Interior (walls, ceilings, floors, windows, doors, fireplace(s), built-ins (i.e. cabinets, wet bars)

Exterior (siding, trim, windows, doors, grading, drainage, and more)

HVAC (visible condition of furnace and air conditioning components, along with functionality, and ductwork)

Electrical (main and sub panels, breakers, visible wiring, grounding, GFCIs, lighting, outlets)

Water Heater (visible condition, functional performance, venting, temperature levels)

Plumbing (exposed piping, fixtures, drains, and visible signs of leakage or corrosion)

Foundation (visible structural elements, ventilation, signs of water intrusion, and general condition)
Note: inspections are limited to visible and readily accessible areas—items obstructed or inaccessible may not be fully evaluated. Detached features such as sheds, exterior barbecues, fire pits, outdoor fireplaces, ponds, fountains, barns, and horse stalls are excluded due to non-permitted or homeowner-installed features, limited access, and safety considerations. Interior appliances like refrigerators, washers, and dryers are also excluded, as they are not permanently installed, often removed by sellers, and carry higher liability due to limited testability—which is a standard practice within the home inspection industry.
PRE-LISTING
INSPECTION
Pre-Lisitng inspections are a great tool for home owners planning to list their house on the market soon. This gives sellers an advanced look at what potentially needs repair or may become an issue when selling. A pre-listing inspection can be performed as one of the following:
